Looking for lease to own homes with bad credit? Hi. I am looking for a lease to own property in Shelby Township, MI (48316). I have noticed that there are quite a bit of vacant homes in the area however I am not able to qualify for a mortgage at this time due to extremely poor credit. I was wondering if by any chance there are any programs/individuals that would be able to help me in my situation? I know about the restore your credit programs and stuff like that but I am in dire need of something asap like August 1st. Any advice/suggestions is greatly appreciated. Thank you in advance.

Who will refinance a lease to own home? I have a lease to own house that I have been in for 2 years and now the landlord wants to sell it to me. I can't get conventional financing becuase my credit is still poor and I dont have alot down.. I know there is some form of info regarding this, stating that a lease home can be "refinance" if you have been in it for so many months and you are doing a lease to own option. I need to find a mortgage company that will refinance this. Any suggestions? Thanks! there are some FHA or salliemae exceptions that allow lease to own homes to be refinanced, but I cannot find that info again. Is a lease to own option legitimate when purchasing a home? I am considering a lease to own as an alternative to buying a home outright. The reason being that I do not have the capital for a down payment and my credit isn't exactly wonderful. The lease to own option states: 1) Person A wants person B to pay %50 of the property taxes during the lease period. How do I regain rights to a home I own that is under a lease option contract where the lessee is in default? I live in Utah. The Lessee has subleased or rented the property (which is ok). The lease agreement says that if the lessee doesn't make a payment, I need to send a notice of default (which I wrote up and faxed to the lessee). The lessee has 5 days to cure such default (which they haven't). Since they didn't, I now have the right to terminate all rights they have to the property. I don't necessarily want to evict the current tenant. I'm willing to write up a contract with them so they can stay. I need to know if faxing the declaration of default, that I wrote up is legal "written notice". I also need to know if there is anything else that I need to do legaly so I can bypass the lessee and go to the current tenant and sign a contract with them and just have them start paying me.
Home sale, lease to own option? I'm in a very soft market right now and wish to offer my home for sale with a lease to own, or purchase contract. However, I want to require $20,000 down that in the event the buyer's did not follow-through with the purchase, they would loose their down payment.
